Our modular buildings are permanent structures. They are timber-frame buildings designed in accordance with Eurocode 0 to exceed a 50-year lifespan with minimal upkeep, not temporary cabins or hire-and-return units. We build them to the same standards as traditional construction, so they sit on your estate as a long-term, genuine asset. The difference is how they are made: much of the work happens off-site in a controlled factory, which improves quality and reduces disruption.

A well-built permanent modular building lasts for decades. Ours are designed for a 50-year-plus lifespan, in line with Eurocode 0, using a durable insulated timber cassette panel system. The structure carries a 10-year warranty and the roof membrane a 20-year warranty, with fixtures and fittings covered for one year. With routine maintenance, a TG Escapes building performs as a permanent part of your estate, which is why our lease-financing option assumes around 40 further years of useful life beyond a 10-year lease.

In most cases, yes. Permanent modular buildings used for education or commercial purposes usually require planning permission, just as traditional buildings do. The good news is that we handle this for you. We manage the planning application as principal designer and principal contractor, prepare the supporting drawings and documentation, and liaise with your local authority. By taking this on, we remove one of the more time-consuming parts of the process and keep your project moving towards a confirmed start date.

Modular construction is generally cost-effective compared with traditional building, partly because much of the work happens off-site in parallel with groundworks, which shortens the overall programme. With TG Escapes you also get a fixed upfront price covering design, planning, foundations, installation and fit-out, so there are no surprises for your finance team. We would rather give you an accurate, bespoke quote for your specific project than quote a generic percentage saving, because every site and brief is different.

By designing it as one. Our buildings are bespoke, not standard boxes, so the proportions, rooflines and entrances are drawn around your site. Western Red Cedar cladding is our standard finish, left to weather naturally, and we also offer render, brick slip and aluminium options to suit the setting. Combined with full glazing, canopies and quality detailing, the result reads as permanent architecture. Many visitors cannot tell our buildings were made off-site, which is exactly the point.

Yes, and that is central to how we build. Timber is a renewable, low-carbon material, and we use sustainably sourced timber in our frames and panels alongside recycled insulation and low-impact foundations. Our buildings are carbon neutral in operation as standard, thanks to a fabric-first, airtight design, and we can specify them to be carbon neutral over their lifetime. We also design with biophilic principles, connecting people inside to natural light, ventilation and views of nature.

There are several routes, and we help you find the right one. Schools and trusts often use the Condition Improvement Fund (CIF), School Condition Allocations, Devolved Formula Capital or their own capital reserves. Developer-led projects may draw on Section 106 contributions. We also offer a lease-financing option: a 10-year term with no upfront capital, arranged under the IFRS 16 Maintained Schools Secretary of State Finance Lease Class Consent 2024. We provide free design work to strengthen funding bids.

We work across education and commercial sectors. In education that includes modular classrooms, SEND and SEMH provision, nurseries, dining halls, sports pavilions and Section 106 community buildings. On the commercial side we deliver offices, visitor centres and sports and leisure facilities.
