We design and build bespoke buildings for every educational setting, from nurseries through to universities. Our range includes standalone classrooms and multi-classroom blocks (including two-storey structures), SEND and SEMH facilities with sensory rooms and hygiene suites, dining halls, sports pavilions, music and drama studios, science laboratories, libraries and staff rooms. Our in-house architects design every building around your specific requirements and budget. With over 250 education buildings delivered, we have worked on everything from compact nursery units to major teaching blocks, so most school needs are well within our experience.

Ours are permanent. TG Escapes builds bespoke, timber-frame buildings with a 50+ year design life, designed in accordance with Eurocode 0 to last with minimal upkeep. They are not hire-and-return cabins or temporary mobile units, and they appear on your estate as a long-term asset. Many providers in this market offer steel hire fleets; we do the opposite, designing one-off permanent buildings for each school. The word ‘modular’ simply describes how we manufacture: we make much of the building offsite in our workshop, then assemble it on yours.

Our buildings are designed to exceed a 50-year lifespan with minimal maintenance. They are timber-frame structures built to the same standards as traditional construction and designed in accordance with Eurocode 0. To back that up, we provide a 10-year structural warranty, a 20-year warranty on the roof membrane and a 1-year warranty on fixtures and fittings. Because we build them offsite in controlled workshop conditions, quality is consistent, and the finished building becomes a permanent part of your school estate, not a stop-gap. Cost depends on the size, layout and specification of your building, so we give a fixed, all-in price after a free consultation rather than a generic rate. That price covers design, planning, groundworks, manufacture, installation, services and fit-out, with no hidden extras. Offsite timber-frame construction is cost-effective compared with traditional building, and a well-insulated, carbon-neutral for regulated energy building keeps running costs low for decades afterwards. We also support funding applications and offer a lease-funded route, so the question is often less about headline cost and more about the route that suits your budget.

In most cases, yes, and we handle it for you. As your principal designer and principal contractor, we manage the planning application and the building regulations process as part of our turnkey service. Our in-house architects design with local planning policy in mind from the outset, which helps applications run smoothly. We have secured permission for hundreds of education buildings across the UK, including projects on sensitive and heritage sites, so we know how to present a scheme that planners and neighbours can support. Your team stays free of the paperwork while the project keeps moving.

There are several routes, and we help you find the right one. These include the Condition Improvement Fund (CIF), Section 106 developer contributions, School Condition Allocations, Devolved Formula Capital and capital reserves. We provide free architectural designs to strengthen CIF and S106 bids. We also offer a lease-funded route with a 10-year term and no upfront capital, arranged under the IFRS 16 Maintained Schools Secretary of State Finance Lease Class Consent 2024, with the building designed for around a further 40 years of useful life beyond the lease. Yes. We regularly design two-storey teaching blocks and buildings that include science laboratories, music and drama studios, libraries, dining halls and sports pavilions. Because every building is bespoke and designed by our in-house architects, there are no fixed templates to work around. We can also design a building to blend seamlessly with your existing architecture, or to stand as a striking new focal point. Whether you need a single specialist room or a multi-phase development across your estate, the timber cassette panel system gives us the flexibility to design it around you.

Far less than traditional building. Because we manufacture most of your building offsite in our Coventry workshop while groundworks happen on site in parallel, we significantly reduce the time spent on your grounds. We schedule controlled deliveries around your timetable, and our teams are experienced at working safely in live school environments year-round, not just during the holidays. This means you can address urgent capacity needs without putting a whole term at risk. We plan the programme with you from the start so that learning, safeguarding and site safety are protected throughout.
