What is included

A complete, turnkey specification

Our buildings are manufactured as insulated timber cassette panels in Coventry and delivered fully finished: structure, cladding, glazing, heating, lighting, electrics and sanitary ware are all part of the standard package. The specification below applies across our range and is tailored to each project, so you know what you are getting from day one.

01

Roof and wall construction

  • Structure Insulated timber cassette panel system, minimum 140mm.
  • 'U' value wall 0.17 W/mΒ²K.
  • 'U' value roof 0.17 W/mΒ²K.
  • Insulation 80% recycled, within a high-performance air-tight construction.
  • Optional upgrade Additional 'Tri-Iso Actis' multi-foil insulation for improved U-values (0.11 W/mΒ²K).
  • Ceilings Suspended acoustic ceiling boards with ACTIVair technology to maintain air quality.

Doors and windows

  • Centre pane 'U' value 1.4 W/mΒ²K; argon fill specification achieves 1.1 W/mΒ²K.
  • Frames Draught-sealed, powder-coated aluminium or treated hardwood (Douglas Fir, oiled OSMO UV) screens from sustainable sources, made by a specialist manufacturer.
  • Glazing High-performance double-glazed units with low-emissivity (Low-E) coated glass and minimum 16mm cavity; optional argon cavity fill for improved thermal performance.

Ground floor structure

  • 'U' value floor 0.15 W/mΒ²K.
  • Structure Insulated timber cassette panel system: flooring to individual requirements on prefabricated floor units, pre-insulated with mineral wool.
  • Insulation Recycled 200mm mineral wool.
  • Optional Protective sheathing to underside using 16-gauge steel.

Foundations

  • Standard Pad and pier foundation solution (on 450 x 450 or 600 x 600mm base) with minimal ground disturbance.
  • Alternatives Plinth foundation system (600 x 600mm base) or screw-pile system for more challenging ground conditions.

External finish

  • Cladding Western Red Cedar supplied in its natural state and left to age naturally; no toxic treatments required.
  • Joinery Hardwood window and door frames supplied with applied water-based protection.
  • Choices Large range of finish options including render, brick slip, recycled materials and living walls.
  • Safety Proprietary non-slip cladding to ramped approaches and external deck areas.

Internal finish

  • Walls Internal emulsion finishes; walls, skirting, doors and ironmongery finished in contrasting colours in accordance with DDA recommendations.
  • Floors Carpet or non-slip vinyl, supply and colour to client requirements.

  • Electricity Provision of new electric supply.
  • Consumer unit Located at high level (to avoid tampering) within the internal store area.

Ventilation and cooling

  • Air-source heat pump On larger schemes: A/AA-rated wall-mounted, remote-controlled combined air-conditioning and air-source heating, with the condenser unit mounted externally.

Heating and hot water

  • Hot water Instantaneous hot water units heat water on demand, with significantly lower energy demand than storage units; thermostatic control prevents scalding.
  • Space heating Wall-mounted low surface temperature (LST) electric heaters, or LPG heating where the electrical supply is insufficient. All emitters are low temperature to prevent burns.

Lighting and electrical

  • Lighting Recessed T5 luminaires (Part L and CIBSE compliant) in areas with suspended ceiling grid, with optional smart control; low-energy down-lighters or education-specific luminaires elsewhere.
  • External Ultra-low-watt (3W) recessed LED soffit lights over decked areas.
  • Emergency External and internal emergency lighting in accordance with BS 5266, as required.
  • Safety Heat detector and smoke alarms in accordance with BS 5839 Part 1, with alarm call points as required; security alarm systems available.
  • Power Electrical provisions included and tailored to requirements.

Sanitary

  • Washrooms Individual rooms or cubicle systems with a range of options; sanitary equipment appropriate to the age group of users.
  • Accessibility Ambulant (grab rails) or full wheelchair-accessible provision, including Document M pack with grab rails, seat and hinged arm support and alarm.
  • Fittings Stainless steel trough sinks with non-concussive taps; extracts to washroom areas; waste drainage included as required.

Environmental performance

  • Approach Intelligent site-specific design, high insulation values and energy-saving technologies are used in every building.
  • Performance Designed to achieve carbon neutral operation, with an A+ EPC rating achievable when renewables such as solar PV are added.
