Our modular office buildings are permanent. They are timber-frame structures designed in accordance with Eurocode 0 to exceed a 50-year design life, and built to the same building regulations as traditional construction. They are not portable cabins or hire-and-return units. Once assembled on permanent foundations, your office is a long-term asset on your estate, intended to stay where it is built and to perform for decades with normal maintenance. That is the core difference between our offices and the steel hire fleets you will see elsewhere.

A TG Escapes office is designed to last more than 50 years with minimal upkeep, comparable to a traditionally built office. The insulated timber cassette panel frame, high-performance build-up and durable cladding are engineered for long-term performance. We back the structure with a 10-year warranty and the roof membrane with a 20-year warranty, alongside a 1-year warranty on fixtures and fittings. With routine maintenance, the building remains a dependable, low-running-cost asset throughout its life rather than something you replace on a short cycle.

Yes. We build fabric-first, which means we engineer performance into the structure rather than adding it afterwards. Standard wall and roof U-values of 0.17 W/m²K, with 0.11 W/m²K available, keep heating and cooling demand low, so the building is carbon neutral in operation and cheaper to run. Adding renewable technology such as solar PV can take energy performance further, towards an EPC A+ rating. For most businesses, the lower year-on-year running costs are one of the clearest long-term advantages of a well-insulated timber office.

In most cases, yes. A permanent commercial office building usually needs planning permission in the same way as a traditional build, though some smaller projects may fall under permitted development. We handle the planning application for you, acting as principal designer and principal contractor, and prepare the drawings and supporting documentation your local authority needs. Managing this in-house keeps the programme moving and gives you a single point of contact for the whole process, rather than co-ordinating several suppliers yourself.

Every office is bespoke, so cost depends on size, specification and site conditions, which is why we avoid generic per-metre rates. After a free survey, we give you a fixed upfront price covering planning, design, groundworks, construction, services and finishes, so your finance team can budget with confidence. Most commercial clients fund the build from capital or their own finance arrangements. For schools and trusts, lease financing is also available over a 10-year term with no upfront capital, under the relevant Secretary of State class consent.

Yes. Because our buildings use a panelised timber system rather than fixed volumetric boxes, they can be extended or reconfigured as your business grows. We can adapt internal layouts and add space where the site allows. We design with future flexibility in mind, so adding a wing for new headcount or repurposing a room later is straightforward. We are happy to discuss likely future needs at the design stage, so the building is ready for them rather than working against them.

Yes. Timber-frame construction is well established for permanent commercial buildings and meets all relevant UK building regulations, including structure and fire safety. Our insulated timber cassette panel system is robust, low in embodied carbon and detailed to perform for more than 50 years. Timber also creates a calmer, more natural working environment, which supports staff wellbeing. Faster than traditional construction, though the exact programme depends on the size and complexity of the building. Because much of the work happens off-site in our workshop while groundworks progress on your site in parallel, the overall timeline is significantly shorter and far less disruptive to your business. We give you a clear programme alongside your fixed-price quote, so you can plan around it. We will always be realistic about timescales rather than promise a date we cannot meet.
